Rating foreclosure real estates

Each of our 900,000 real estate properties is a mosaic for comprehensive data quality and reliable statistical evaluations. Extensive daily searches at 500 local courts and examination routines enable a high-quality database. We record the applied land values and property interest as well as the valuation date. From this we calculate the actual process times for all district courts and for 5 defined asset classes.

Collaboration with market research institutes ensures the high statistical data validity needed to recover from institutional evaluation to standard approaches. Especially banks with just a few foreclosures cannot determine qualified recovery rates. We therefore offer qualified data for reliable valuation approaches.

Three steps for qualified data enrichment of a reviewing NPL portfolio for buyers or sellers:
1) Address Validation and Object Appearance
2) Provide existing data from the historical ZV market
3) Current market data

Banks and insurance companies are required to determine the realizable cash value of a property in order to determine the specific value adjustment requirement.
In order to meet this task qualitatively, the following information must be available:
1. Value of the property at the time of realization (i.c. 1 to 2 years in the future)
2. Concrete process duration of the object type to be auctioned
3. Revenue share at the district court for this type of property
